This groundbreaking project is transforming the Te Herenga Waka Marae (the gathering of canoes) into a three-story innovation hub, poised to become a global sustainability icon.
The Living Pā is more than just a building; it’s a living lab, an innovation incubator, and a cross-disciplinary community hub. Designed to be one of the world’s most sustainable structures, it generates its own power, recycles water, and boasts complete carbon neutrality. All of this is made possible through the use of locally sourced timber from sustainable iwi-owned forests, emphasising our commitment to Aotearoa New Zealand’s environment and culture. The project is targeting Living Certification under the International Living Futures Institutes® Living Building Challenge® programme.
Thanks to the generous support of the Te Herenga Waka—Victoria University of Wellington, the Living Pā is set to be a dynamic space where students attend lectures, conduct research, and collaborate on groundbreaking projects. Site Tour – 90 Devonport Road
Location: 90 Devonport Road, Tauranga
L.T. McGuiness are currently working with Willis Bond and Tauranga City Council to deliver 90 Devonport Road, the largest mass timber office building in New Zealand.
This exciting project will set new standards for sustainability in development and construction in New Zealand, targeting a 100% reduction in embodied carbon and six-star Green Star and five-star NABERS ratings.
